Why does land cost the earth?

Many people mistakenly believe that western economies are predominantly capitalist, which is not the case.  A large proportion of investment in western countries is more strictly rentier in nature: investors seeking unearned gains on short term speculative activity.  Speculation on land prices is a prime example.  This excellent film explores the issues:
